Where to Stay

Accommodation in Labuan

From five-star waterfront suites to water village homestays — find the right base for your Labuan adventure.

Labuan's accommodation scene covers more ground than you might expect from a small island. Whether you want the polish of a five-star hotel overlooking the harbour, the charm of a beachfront resort, the practicality of a well-located budget hotel, or the authenticity of a night in a traditional water village, the island has options at every price point. Rates are generally lower than equivalent properties on the peninsula, and the compact size of the island means that wherever you stay, nothing is far away.

Luxury

5-Star · Waterfront

Dorsett Grand Labuan

From ~RM280/night

Labuan's flagship hotel and the island's only true five-star property. The Dorsett Grand occupies a prime waterfront position opposite Financial Park, with 180 rooms offering panoramic views across the harbour and South China Sea. The property features a swimming pool, fitness centre, business facilities, and Victoria's Brasserie — the hotel's signature restaurant, known for its buffet spreads and à la carte dining.

The rooms are spacious and well-appointed, with the higher floors delivering the best views. Location is a major strength: you are steps from duty-free shopping at Financial Park, walking distance from the waterfront seafood restaurants, and a short Grab ride from the ferry terminal and airport. For visitors who want comfort, convenience, and a reliable standard of service, the Dorsett Grand is the benchmark.

Mid-Range

4-Star · Gardens

Tiara Labuan Hotel

From ~RM150/night

A solid four-star option set in lush tropical gardens, the Tiara Labuan offers a slightly more relaxed atmosphere than the Dorsett Grand. Tiara Beach is directly across the road, giving guests easy access to sand and sea without being on the waterfront strip. The hotel is about a 10-minute walk from the town centre — close enough for convenience, far enough for quiet.

Rooms are comfortable and well-maintained, with the garden-view rooms offering pleasant greenery outside the window. The hotel has a pool, a restaurant, and function rooms. This is a good choice for couples and families who want a balance of comfort and value without paying five-star rates.

3-Star · Town Centre · Rated 8.6/10

Hotel Labuan Point

From ~RM99/night

One of Labuan's best-value properties, Hotel Labuan Point combines a central town-centre location with a rooftop bar, modern rooms, and a superstore in the lobby building. Online guest ratings consistently hover around 8.6/10, which in this price bracket is exceptional. The rooftop bar is a genuine highlight — a relaxed spot for an evening drink with views across the town.

Rooms are compact but well-designed, with good Wi-Fi and clean bathrooms. The town-centre location puts you within walking distance of Financial Park, the ferry terminal, kopitiam restaurants, and the waterfront dining strip. This is the sweet spot for travellers who want quality, location, and a fair price.

Budget

Budget · Central

Hotel Aifa

From ~RM80/night

Located in the town centre near the ferry terminal, Hotel Aifa offers clean, functional rooms at a price that leaves plenty of budget for eating and activities. The rooms are simple but adequate, with air conditioning, Wi-Fi, and en-suite bathrooms. The location is excellent for ferry arrivals and departures, and the town's eating and shopping options are minutes away on foot.

Budget · Good Wi-Fi

Lazenda Hotel

From ~RM90/night

Situated in the centre of town, Lazenda Hotel is a dependable budget option with a reputation for good Wi-Fi — a practical consideration for digital nomads and remote workers who sometimes find themselves drawn to Labuan's low costs and relaxed pace. Rooms are straightforward and clean, and the central location means everything is within reach.

Budget · Functional

Mariner Hotel

From ~RM85/night

A functional mid-town hotel that delivers the basics reliably: clean rooms, working air conditioning, hot showers, and a location that is convenient without being scenic. Mariner Hotel is a practical choice for travellers who plan to spend their days out exploring and only need a comfortable place to sleep.

Beachfront

Beach Resort · Pool & Spa

Palm Beach Resort & Spa

From ~RM180/night

If beach access is your priority, Palm Beach Resort & Spa delivers. Located on the north coast of the island, the resort sits directly on the sand with a swimming pool, spa facilities, and a restaurant overlooking the water. The atmosphere is distinctly resort-style — relaxed, unhurried, and oriented toward guests who want to spend time by the water rather than in town.

The trade-off is distance from Victoria (about 15 minutes by car), which means you will need transport for shopping, dining, and other activities. But for a beach-focused stay — particularly for couples or families who want pool-and-beach days — Palm Beach is the best option on the main island.

Island Stays

Island · Diving & Snorkelling

Labuan Rusukan Besar Resort

Enquire for rates

For a genuinely different experience, consider staying on one of Labuan's outer islands. The resort on Pulau Rusukan Besar places you in the heart of the Labuan Marine Park, with snorkelling and diving accessible directly from your doorstep. The island is a 30-minute boat ride from the mainland, and the sense of remoteness — combined with clear water, coral reefs, and tropical forest — makes it feel far removed from the island town.

Facilities are more basic than mainland hotels, but that is part of the appeal. This is where you stay if your Labuan trip is centred on marine activities, or if you simply want the experience of sleeping on a small tropical island with the sound of waves outside your window.

Unique & Homestay

Homestay · Cultural Experience

Water Village Homestay — Kampung Patau-Patau

From ~RM50/night

Labuan's water villages are one of its most distinctive cultural features — communities of houses built on stilts over the shallow coastal waters. Homestay accommodation at Kampung Patau-Patau, the largest of these settlements, offers visitors the chance to experience village life from the inside: sleeping in a traditional stilt house, eating home-cooked meals, and waking to the sound of water beneath the floorboards.

This is not luxury travel. Facilities are basic, privacy is limited, and the experience requires a willingness to adapt to your hosts' way of life. But for travellers seeking authenticity over comfort, a night in the water village is one of the most memorable things you can do on Labuan. The price is unbeatable, and the cultural immersion is genuine.

Best Areas to Stay

Town Centre (Victoria)

The most practical base for most visitors. Staying in or near Victoria puts you within walking distance of Financial Park, the ferry terminal, kopitiam restaurants, the waterfront dining strip, and duty-free shops. The Dorsett Grand, Hotel Labuan Point, Hotel Aifa, Lazenda Hotel, and Mariner Hotel are all in this zone. Choose this area if convenience, food access, and shopping are priorities.

Beach Area (North Coast)

Palm Beach Resort & Spa and the area near Tiara Labuan Hotel offer a more relaxed, resort-style experience. You will need a car or Grab to reach town, but the trade-off is proximity to sand, sea, and quiet. This area suits couples, families, and anyone whose idea of a good holiday involves spending significant time at or near the beach.

Island (Rusukan Besar)

The outer-island option is for adventurers, divers, and those who want genuine isolation. You are committed once you cross by boat — no popping into town for dinner. Pack accordingly, bring what you need, and embrace the simplicity. The reward is an experience that very few Labuan visitors have.

Where Should You Stay?

For a first visit to Labuan, the town centre is the most versatile choice — you can easily access everything the island offers by car or Grab. For a second or return visit, consider the beach area or the island for a different pace. And if you are feeling adventurous, a night at the water village is something you will remember long after you leave.

Booking Tips

When to Book Ahead

Labuan accommodation fills up during two key periods each year. The Labuan International Sea Challenge (LISC), held in April, draws hundreds of participants and supporters from across the region — book at least a month in advance. Remembrance Day in November also brings an influx of international visitors and military delegations, and the better hotels fill quickly. Malaysian public holidays (Hari Raya, Chinese New Year, school holidays) also drive increased demand.

Booking Platforms

Most Labuan hotels are listed on standard booking platforms (Booking.com, Agoda, Expedia). Prices on these platforms are generally competitive with walk-in rates, and the booking guarantee provides peace of mind. For the water village homestay and island stays, direct contact may be necessary — your hotel concierge or the visitor information point in town can help with arrangements.

Price Expectations

Labuan accommodation is generally cheaper than equivalent properties in KL, Penang, or Kota Kinabalu. A good three-star room under RM100 per night and a five-star room under RM300 per night represent exceptional value by Malaysian standards. Budget travellers can find acceptable rooms in the RM50–90 range. There is no hostel/backpacker scene to speak of — the budget floor is traditional hotel rooms rather than dormitories.
